Having Trouble Selling Your Home in This Market?
My advice: If you don't have to sell - don't! The market is going to take a little more time before it starts to turn around.
According to an article published yesterday in the USA Today, "More than 1 million homeowners nationwide are expected to lose their homes through foreclosure." You will be competing against homes sold under foreclosure that are typically selling for 20% below the market price. In fact, if you look at the listings on my website, you'll see that roughly 90% of the homes advertised are foreclosure homes selling way below market value.
The luxury market is completely different on the other hand. In certain areas, the luxury market is somewhat immune to many of the foreclosure issues mentioned above. Very few foreclosures and an abundance of buyers with excellent credit or cash to buy these homes outright.
If you're a buyer right now: BUY, BUY, BUY - there is no better time to buy than now. Look at foreclosure properties and try and strike a deal at 20% below market value.
If you are selling FSBO (for sale by owner): put your home back on the market with a GOOD real estate agent (make that GREAT real estate agent). You need them more than ever now. If you are selling now, you should be looking at THE 3 things that sell homes:
1. Price - how well you are priced in your market.
2. Advertising - how aggresively you are advertising your home
3. How well your property shows - This one is very important and kind of ties into the first two. Your home must be spotless, have great curb appeal, fresh paint, be uncluttered and be available for showing to a prospective buyer 24 hours a day seven days a week. DON'T UNDERESTIMATE ANY OF THE ABOVE THREE ITEMS. Without properly understanding the above three items, you don't stand a chance in selling your home in this market.
